Comprehensive Plan: Is High Density in Plainfield’s Future?

Proposed plan for southwest side of town includes mix of apartments, townhomes, duplexes.

A decade ago — the last time the village’s comprehensive plan was updated — the economy was booming, and it seemed developers couldn’t build enough high-end housing to satisfy consumers. But times have changed, according to trustee Bill Lamb, who served as chairman of the Comprehensive Plan Advisory Committee. The large developments that flooded the village in the early 2000s are a thing of the past. “The opportunities to build those kind of houses are now diminished … the demographics have changed,” Lamb said. These days, he said, home buyers are looking for a more diverse mix of housing products, from young professionals looking to upgrade to empty nesters looking to downsize. Get an Update on Plainfield's Comprehensive Transportation Plan Nov. 14

Event is the second of three scheduled public meetings.

The Village of Plainfield will host the second of three public meetings on its Comprehensive Transportation Plan from 6 to 8 p.m. Wednesday, Nov. 14, at the Plainfield Public Works building, 1440 Coil Plus Dr.  Village staff will be available to answer qustions, and a brief presentation is scheduled for 7 p.m. Funded by a $120,000 Chicago Metropolitan Agency for Planning (CMAP) grant, the aim of the transportation plan is to "create a blueprint to maintain and improve the quality of the existing village transportation system, reduce auto trips, increase bicycle trips, improve the walkability of the community and enhance and expand the existing transit service of the village," Superintendent of Public Improvements Randy Jessen said in a …

New Hospital in Plainfield's a Top Village Priority

Although currently on hold, the project was one of the main things Mayor Michael Collins discussed with legislators a few weeks ago and it will be part of a new comprehensive plan.

When Will County officials descended on Springfield a few weeks ago to push their legislative agendas, there was one thing at the top of Plainfield Mayor Michael Collins’ list: Edward Hospital. Specifically, making sure state officials know the village has not given up its desire to win state approval for a new Edward medical center in Plainfield. It’s been more than four years since Naperville-based Edward Hospital first proposed an eight-story, 162-bed acute care hospital for its 60-acre medical campus at 127th Street and Van Dyke Road, where a cancer center, 24-hour emergency facility, outpatient center and medical office complex already exist. Two Subdivisions Presented to Village Board, but Density's a Problem

The projects, currently in the concept stage, will be adjusted based on trustee comments, the developer's attorney says.

Concept plans for two new subdivisions drew a decidedly mixed review from Plainfield Village Board trustees Monday, who questioned the high number of homes proposed for land that’s currently zoned for one to two houses per acre. The first development, known as the Birkett Property, would feature 108 “manor” homes and 114 townhomes on 102 acres on 119th Street, east of Route 59 and west of Plainfield Naperville Road. The second, known as the Brummel Property, calls for 102 single-family homes and 93 townhomes on 55 acres on 127th Street, east of Route 59 and west of the DuPage River. Both have a significantly higher number of units than the low-density zoning cited on the village’s comprehensive plan, so the question becomes whether the …
