Developer’s Plan to Open Plainfield Senior Community to Families Falls Flat

In the last six years, just one home in the Playa Vista subdivision has sold; developer Hartz Homes had hoped to broaden its marketing efforts by dropping the age restriction.

A developer’s efforts to try to jump-start sales hit a roadblock last week. Since 2007, just one home in the 407-unit Playa Vista subdivision has sold. This week, developer Hartz Homes hoped to help change that by lifting the 55-and-older age restriction in the community, located at 135th Street and Ridge Road. But none of the six Plainfield trustees was willing to make a motion at a Jan. 14 special meeting, and the proposal fell flat. “I would want more information before I would go along with this,” trustee Margie Bonuchi said of Hartz Homes’ plans to market Playa Vista to younger demographics. “You can’t have it both ways,” Bonuchi said. “I have a lot of concerns here … that’s not what this was approved to be.” Sign up for the …

NOW the Village Board has concerns about construction in Plainfield? High density apartment buildings are no problem, but smaller houses with impact fees and property taxes somehow raises issues....really? Inconsistency and blatant favortism seem to be hallmarks of the current Board. There is a comprehensive plan that took many years and many tax dollars to create. Let's stick with that.   more ›

Design Changes OK'd for Plainfield Senior Community

Developer Hartz Homes says the changes will make homes more affordable. So far, just one home has been sold in the planned 407-unit development.

Village officials agreed to ease design requirements for a planned active senior community within the Grande Park development in the hopes of bringing prices down to attract more buyers. On Monday, trustees approved Hartz Homes' request to replace fiber cement with face brick, stone and vinyl, along with eliminating garage windows and reducing the roof pitch on the homes. Back in 2007, the village board signed off on plans for the active adult community, which called for 407 housing units on 130 acres at 135th Street and Ridge Road. The community is open to residents ages 55 and older. But in the housing crash that followed, the original price points proved too high for prospective buyers.
